In 2004, PA Associates formed a joint venture with Acadia Realty Trust, a publicly traded REIT. Acadia Realty Trust, headquartered in White Plains, NY, is a fully integrated and self-managed real estate investment trust, which specializes in the acquisition, redevelopment, and operation of retail properties in high barrier to entry markets. Through Acadia’s $300 million Strategic Opportunity Fund II, PA Associates has found a well funded investment partner to acquire and execute urban/infill redevelopment projects in and around the City of New York. After closing Fund II in 2007, we have now partnered with Acadia’s $500 million Strategic Opportunity Fund III to continue our joint venture. Our competitive advantage in the Urban/Infill arena lies in the strength and expertise of our joint venture partners, Acadia Realty Trust, as well as our ability to leverage existing tenant relationships and our redevelopment expertise. The joint venture between Acadia and PA Associates has completed 10 large acquisitions since its inception, and currently has several projects in various stages of the development pipeline. PA Associates is also deeply involved in creating outstanding industrial properties in New Jersey. In partnership with the Panattoni Development Company, the fourth-largest industrial developers in the United States, PA Associates is utilizing urban renewal opportunities to build two industrial parks that will place more than four million square feet of modern industrial space in Carteret and Perth Amboy, New Jersey. Our self-storage business is Post Management, LLC, a New York-based self-storage company that develops and manages self-storage facilities in the New York/New Jersey and Baltimore/Washington markets. A majority of the facilities are modern, state-of-the-art, and climate-controlled. Building types include ground-up construction and retrofits – both multi-story and ground-level. Several properties include storage for specialized items like documents, wine, collector cars, and trucks/RVs. Over the past ten years, Post Management, which operates as Storage Post, has developed over thirty facilities with an average of 110,000 gross square feet per facility. In addition, Post has managed over fifteen facilities on a third party basis for local operators who need professional management. The total square feet developed, owned and managed in that time exceeds four million square feet. The keys to Post’s success in a challenging market are its local knowledge, its experience and track record in the development process, and its hands-on approach to management. PA Associates also works alongside Washington Square Partners on many of our mixed-use projects.
